From Apache Pilot to Land Investor w/ Cody Cuvillier

·1 hr 8 min·4 clips
Cody says he was texting 500 to 700 people a day and still only getting 2% to 4% response rates.
Cody starts with lead flow. When the host asks how he increased it, Cody points to cold calling and texting, not some shiny funnel or complicated trick. Texting had a ceiling. He says his response rate had fallen into the two-to-four-percent range, which made him think his numbers or company reputation were getting flagged as spam. So he changed platforms and rebuilt his reputation. The lesson is not about one magic texting tool. It is about paying attention when seller replies start drying up. Volume mattered, too. Cody raised SMS activity without adding employees, so the conversation stays close to process instead of drifting into simple headcount growth. Then calls come in. Cody says cold calling and texting work well together because sellers do not all answer the same way. Some pick up the phone. Others would rather text back, and he built outreach around that instead of forcing every lead into one channel. The harder part was management. He spent much of the year trying to figure out why cold calling was not producing the results he expected. The answer was painfully ordinary. After bringing in a consultant to help structure the call center, he found that two people were saying they were calling while actually hanging up on everyone. It took him two to three months to catch it. The host slows down on the details, asking how many callers were involved and whether Cody still uses both channels. Cody says last year the team had four callers. At the time of the conversation, he had three and expected to bring it back up to four. The exchange stays practical. A lead-generation win turns into a useful check on people, process, and basic accountability.
