He says the deal produces about 208 in monthly cash flow, and points to an ROI around 37 percent. He then shows the mortgage statement and the 2.87 percent rate on a 25-year mortgage. After that, he moves to a Bell, Florida property and mentions land clearing at the front. He keeps the focus on how seller sourcing, favorable debt, and hands-on execution create the opportunity.
