055 Guns, Threats, and Intimidation – Most Evil Park Mangers with John and Jason

·43 min·2 clips
Jason says Dick and Teresa fined residents, issued “speeding tickets,” and evicted people “on a whim.”
Jon Fedro welcomes listeners back to the Mobile Home Investing Lessons Podcast and introduces Jason as an investor who has been in mobile homes for a half decade or more. He says the story has been years in the making because the park managers at the center of it were a nightmare. Before getting into that, Jon asks Jason about his experience and whether he is still active in mobile homes. Jason starts by describing how one deal unraveled: an investor wanted his capital back while Jason was being pushed out of the home and out of the park. He tried to stop the bleeding by putting a tenant into one of the homes, even though rentals were not his normal model. That tenant lasted two weeks. The approval process was rough, and Dick and Teresa harassed the tenant from day one, threatening them about dogs and parking, accusing them of selling drugs, and watching the house at night with cameras. The pressure drove the tenant out fast. That left Jason holding two homes, paying lot rent, and looking for a way out. Moving the homes was not really an option because the movers he called did not want to deal with Dick, who would jump out in front of cars and block the moves. With relocation off the table, he dropped both homes to wholesale prices. He also had a realtor friend personally escort tenant buyers and investors to the office to apply. Even with that help, the sales process stayed messy and expensive. Jason eventually sold one home at a big loss and the other a month and a half later at another big loss. The buyers later had their own issues with the park, and one eventually sold while the other moved their home out. Jon closes by asking how much of that behavior should be disclosed to future buyers.
