Secrets of Flipping Properties

·1 hr 2 min·5 clips
Jamie explains why waiting two years to avoid capital gains taxes can leave you with less money than flipping quickly.
The lesson is deliberately narrow, and that is kind of the point. Jamie continues the Real Estate Investing Secrets course by treating property flipping as one route inside real estate investing: buy a property, add value, and sell it for a profit. The sticky part is cash. Before anyone buys anything, the host separates money for marketing from money for down payments and closing costs. That split matters because finding a deal is only half the battle. Down payments, closing costs, and lender rules can still decide whether the deal can actually get done. Some setups can avoid a down payment. Jamie mentions money partners, partnership flips, unusually strong deals, hard money lenders, and private money lenders as ways around upfront down-payment cash. But those are not the whole market. The caution is pretty plain: if a flipper only hunts for no-down deals, the deal pool gets smaller fast. Cash gives the investor more room to move. If a deal needs a down payment and other buyers cannot or will not bring one, the prepared investor may have a shot. Profit matters, but this episode spends more time on reach: can the investor fund the flip at all? Lenders are tightening, too. Jamie says more hard money lenders want borrowers to have some skin in the game, sometimes 5%, 10%, or 20% down. Conventional financing is still possible, with a bank loan as low as 15% down on the purchase price, though less than 20% down often brings private mortgage insurance. The Lowell wraparound stays practical. Home prices, mortgage interest rates, and rents are up, but rents have not risen enough to offset the higher prices and rates, so rental cash flow is harder than ever in Lowell. The sponsor message sends Lowell investors toward cash-flow planning and invites agents, lenders, and other professionals to work with the podcast's investor listeners.
