Secrets of Being Preferred Client

·1 hr 10 min·4 clips
James Orr says a typical month brought 5,387 emails, 3,123 sent emails, and about 20 to 25 calls a day.
The classroom frame matters here. James treats this as another module in the Real Estate Investing Secrets course, this time on becoming the preferred client for a real estate agent or broker. The excerpt gets practical fast: it turns into a close read of the buyer listing contract. That contract matters because it says when a buyer can cancel and when the brokerage firm's compensation rights may end. Default is the hinge. If the broker defaults under the buyer listing contract and buyer agency is checked on page one, the buyer may be able to cancel. Then James slows the whole thing down, which is the useful part. Default does not mean the agent was annoying, slow, or unavailable the second the buyer wanted them. Abandonment is one example. Three unanswered calls over a week might raise a real question. A broker taking a few hours to call back is different. So is a fifteen-minute delay after one missed call, especially if the agent is with someone else. The paperwork still runs the show. James keeps returning to the written obligations, including material broker obligations and the uniform duties named in the contract language. The buyer has leverage in that specific default scenario, but only if the boxes, duties, and facts line up. It is procedural, not dramatic. The lesson: a preferred client knows the rules well enough to keep expectations fair and spot serious nonperformance. Erie cashflow gets the closing note, with the sponsor tying the investing backdrop to higher prices, higher mortgage interest rates, and rents that have not risen enough to cover those costs.
